Pursuant to the Judgment of Foreclosure and Order of Sale entered in the Maine District Court (Newport) on June 13, 2018 in the civil action entitled [font=font36821][u]Machias Savings Bank v. Johnboy Mayhew, d/b/a J & M Investment and Michele Mayhew, a/k/a Michele Harriman[/u][/font] Docket No. NEWDC-RE-18-23 for the foreclosure of mortgages dated February 10, 2010 on real estate located at 35 Mayhew Drive and 22 Old State Road, Carmel, Penobscot County and State of Maine, which are recorded in the Penobscot County Registry of Deeds in Book 12051, Page 321 and Book 12051, Page 328, respectively, to which mortgage deeds reference is made for a more particular description of the premises to be sold, the statutory 90-day redemption period having ended without redemption, notice is hereby given that a public sale will be held at 10:00 a.m. on December 17, 2018 at 22 Old State Road, Carmel, Maine and at 11:00 a.m. on December 17, 2018 at 35 Mayhew Drive, Carmel, Maine. The property may be previewed on December 10, 2018 from 10:00 a.m. - 11:00 a.m. at 22 Old State Road, Carmel, Maine and on December 10, 2018 from 11:30 a.m. - 12:30 p.m. at 35 Mayhew Drive, Carmel, Maine. [font=font36821]TERMS OF SALE:[/font] Oral bids will be accepted beginning at 10:00 a.m. at the Old State Road property, followed by bids beginning at 11:00 a.m. at the Mayhew Drive property. All bidders will be required to submit a deposit of $5,000.00 (for each auction) in cash or certified funds before their bid will be accepted. The highest bidder's deposit will be transferred to Machias Savings Bank which sum shall be non-refundable. The highest bidder must also sign a purchase and sale agreement with Machias Savings Bank which requires a closing within 30 days of the public sale, at which time the balance will be due in cash or certified funds, and Machias Savings Bank will deliver a duly executed quitclaim deed without covenant. If the highest bidder does not close as required, the bank may, at its option, either sell the property to the second highest bidder or hold another public sale.
