Notice is hereby given that in accordance with the Stipulated Judgment of Foreclosure and Sale entered July 19, 2016, as affected by an Order on Plaintiff's Motion to Substitute Party Plaintiff and to Enlarge Deadline to Commence Publication entered on May 24, 2017, in the action entitled Federal National Mortgage Association v. Stephen W. Johnson and Carol R. Johnson, by the Maine District Court, Division of Houlton, Docket No.: RE-16-005, wherein the Court adjudged the foreclosure of a mortgage granted by Stephen W. Johnson and Carol R. Johnson to Mortgage Electronic Registration Systems, Inc acting solely as nominee for Capital One Home Loans, LLC, its successors and/or assigns and dated May 24, 2006 and recorded in the Aroostook County Registry of Deeds in Book 4294 at Page 319, should the period of redemption have expired without redemption of the property by the mortgagors, a public sale of the property described in the mortgage will be conducted on
July 26, 2017 commencing at 10:00 AM at 45 Court Street, Houlton, ME 04730.
The property is located at 53 Sherman Street, Island Falls, Aroostook County, Maine, reference as described in said mortgage.
The sale will be by public auction. All bidders for the property will be required to make a deposit of $5,000.00 in cash, certified or bank check at the time of the public sale made payable to Shechtman Halperin Savage, LLP, which deposit is non-refundable as to the highest bidder. The balance of the purchase price shall be paid within thirty (30) days of the public sale. In the event that a representative of Federal National Mortgage Association is not present at the time and place stated in this notice, no sale shall be deemed to have occurred and all rights to reschedule a subsequent sale are reserved.
